N8: Notice to End Tenancy at the End of the Term (Persistent Late Payment)
Used to end a tenancy at the end of its term for persistent late payment of rent — the remedy for the tenant who always pays, but always pays late.
How the N8 Works
- Termination date must be the last day of the rental period or term, with at least 60 days' notice.
- Persistent late payment is the most common ground — keep a complete ledger of every late payment.
- Pair every late month with an N4 to build the record; Equifax rent reporting adds accountability.
- File an L2 application after serving the notice.

Approved Methods of Service
Invalid service is one of the most common reasons notices fail at the LTB. Approved methods:

Not valid: taping to the door, leaving with a neighbour, posting in the building, text message, or voicemail. Always complete a Certificate of Service the day you serve.
