Switching Property Managers — Frequently Asked Questions

How do I actually switch property managers in Ontario?
Check the notice period in your current management agreement — 30 to 60 days is typical — then send written notice of termination. We’ll read your agreement on the free review call, tell you exactly what it requires, and give you the letter to send. After that we handle the leases, ledgers, deposits, keys, and tenant notifications.
Will switching upset my tenants?
Rarely. A change of manager doesn’t change the tenancy — same lease, same rent, same rights. Tenants get a clear written notice with new payment instructions and a portal for rent history and maintenance requests. Most tenants experience it as an upgrade, because someone finally answers.
What about my tenant’s last month’s rent deposit?
That money belongs to the tenancy, not the manager. We request the deposit funds and the interest record owed on them, then reconcile what’s transferred against what each lease says should exist. This step frequently surfaces missing deposits or unpaid interest — better found now than at a hearing.
Can I switch while a tenant is in arrears or mid-eviction?
Yes — and it’s often exactly the right moment. Our licensed paralegals review any existing N4, N5, or LTB file for validity (wrong dates and amounts are the most common reason cases get thrown out) and take the matter over. Under the Legal Guarantee there are no representation fees; a $150 file review applies where an eviction is already in progress, and government disbursements like the $186 LTB filing fee are extra.
Is there a setup or onboarding fee?

What if I’m locked into a contract for several more months?
