How is this different from just having a handyman?
A handyman fixes what is reported. Managed maintenance runs the whole function as a system: triaging every request by priority, scheduling preventative work before things fail, holding a vendor network accountable, and documenting every job. Who actually does the repairs?
A coordinated network of contractors and, where the work is regulated, appropriately licensed trades.
