When You Should Not Hire Us

No company fits every landlord, and pretending otherwise wastes your time and ours. Call somebody else if you need an on-site superintendent living at the building, if your property is commercial or retail rather than residential, or if you’re running short-term and Airbnb-style stays — those fall outside the Residential Tenancies Act work we specialize in.

We’re also probably wrong for you if what you want is the cheapest possible number and nothing else. Our Full-Service plan at $139/month isn’t the bargain end of the market — it’s a flat fee for a real team answering your tenant at 2am, never a percentage of your rent.

Is flat-fee really cheaper than a percentage?
For most Ontario rentals, clearly. At a 10% market rate a $2,200 rental costs $220/month — $2,640 a year — versus $1,668 for OLH Full-Service. And the percentage rises with every rent increase while the flat fee doesn’t. Below roughly $1,400 in rent the gap narrows; at that point the deciding factor is usually whether legal representation is included. Compare plans.
Why does in-house legal matter so much?
Because non-payment is the failure mode that actually costs landlords money, and speed decides the outcome. A manager who has to refer you out loses weeks, and you pay a separate retainer — often $1,500+. Our licensed paralegals serve the N4 immediately and represent you at the hearing with zero representation fees on the Legal Guarantee ($186 LTB filing fee and other government disbursements are extra).
Do you charge a percentage on anything at all?
No. Management is flat monthly. Tenant placement is a one-time flat fee from $549, or one month’s rent if you want a licensed Realtor to run the entire leasing process — and management clients can skip placement fees entirely with the $29/mo REALTOR.ca listing add-on.
Can you take over mid-tenancy or mid-eviction?
