Who handles the condo corporation’s rules, status certificate and elevator bookings?
We do. Condo declarations and rules bind you as the unit owner and, through the lease, your tenant. Many corporations require the owner to give the tenant a copy of the rules and to file a tenant-information form. We handle that coordination, along with elevator and move-in bookings, parking and locker assignments, status certificate requests and any short-term-rental restrictions. Every corporation’s rules differ, so we read yours rather than assume.
Does the Residential Tenancies Act or the Condominium Act govern my condo tenancy?
In practice, both matter. The tenancy itself runs under the Residential Tenancies Act like any other Ontario rental, while the declaration, by-laws and rules made under the Condominium Act bind you as the unit owner and flow through to your tenant via the lease.
