What makes a building distressed?
It is the combination, not any single item: deferred maintenance, arrears, problem tenancies, unenforceable or missing leases, vacancy, contractor problems, high expenses, legal exposure and operational disorder — usually the residue of inconsistent or informal management. When several are true at once, the building needs stabilization before ordinary management.
Do you take over buildings under bank or financial pressure?
Yes. We have experience taking over distressed and mismanaged buildings, including situations involving bank pressure, poor previous management, problem tenants, evictions and deferred maintenance — treated as turnaround mandates rather than ordinary rent collection.
Will you remove problem tenants?
Where there are lawful grounds, our licensed Ontario paralegals pursue the appropriate process. This is never indiscriminate eviction: every termination needs a legitimate basis under the Residential Tenancies Act and is handled through proper process. Below-market rent alone is not a ground.
How fast will we see a change?
The stabilization period is scoped around the first months because diagnosis and control come before results. Owners typically see meaningful change across operating control, expense leakage, collections, vacancy and documentation within that window. It is an expectation from the approach, not a guaranteed figure.
