Is the rent analysis really free?

How is this different from an online rent estimator?
Automated tools average large areas and can’t see your unit. We hold a brokerage licence, so we look at actual comparable leases near you and then adjust for parking, utilities, laundry, condition, and finishes — the details that move real rent by hundreds of dollars.
How often can I raise the rent in Ontario?
Generally once every 12 months, with 90 days’ written notice on an N1, and normally capped at the annual provincial rent increase guideline (some units and situations are treated differently, and above-guideline increases require LTB approval). Can you tell me what my property is worth to sell, too?
