What’s Happening

Up to 1,800 Condo Units. Rent Payments to Owners “No Longer Guaranteed.”

SIREG Management (Simple Investor Real Estate Group) manages condo units owned by individual investors in about 21 buildings across Ontario — including Sarnia, Kitchener, Waterloo, Hamilton, Listowel, Welland, North Bay, Woodstock, Windsor and Kipps Lane in London.

In mid-September, SIREG told its investor-owners it is experiencing market and liquidity challenges affecting its ability to make timely rental payments, and that it could not say when payments would resume. Owners who expected their payment on the usual date say it never arrived.

The model was sold as “hands off” — so most owners have never met their tenant, don’t hold a copy of the lease, don’t have keys, and have never seen what the tenant actually pays.

  • Tenants are already paying October rent — we’re seeing it come in early on units we manage.

According to CBC News, SIREG told owners it would send a written update by Wednesday, September 23. When you receive it, forward it to us — we will read it with you and tell you what it means for your units.

Our first priority is getting written instructions to your tenant before rent day, so October’s rent comes to you — not to the previous manager.

    A real person at the door

    Where we can, a property manager delivers it in person. Tenants need a human conversation, not just a letter: who we are, how to reach us, and a chance to tell us about anything wrong with the unit.

    Verify the true rent

    We ask the tenant to show proof of their last payment — e-transfer, cheque or receipt — before we name a figure. Your SIREG statement shows what SIREG paid you, not necessarily what the tenant pays.

SIREG Owners — Frequently Asked Questions

Who qualifies for the Investor Group pricing?
Any owner of a unit that SIREG Management / Simple Investor managed. You don’t need to know other owners or be part of a Facebook group or a coalition — most owners have never met each other. Fill in the form and the pricing applies to every unit you bring.
How do I stop October’s rent going to SIREG?
Your tenant needs written instructions from you, the registered owner, telling them who manages the unit now and where rent is paid — ideally delivered in person, with proof of ownership. That is step 3 of our action plan, and it’s why we want it done before the 1st.
Am I allowed to leave SIREG? I signed an agreement.
It depends on your agreement and what SIREG does next. Our licensed paralegal will read your agreement with you and explain your options before anything is sent to the tenant. This page is general information, not legal advice about your specific contract. Our own agreement has no 12-month term and ends on 60 days’ written notice, so you are never locked in with us either.
What if I’m not sure I’m actually the owner?
We check. We pull the land registry record for your unit, which shows the registered owners and purchase details, and send you a copy. If you invested in a SIREG joint-venture or pooled offering and do not hold title to a specific unit, we can’t manage a unit on your behalf — but we’ll tell you honestly what we see.
What if the tenant won’t give us a key or the lease?
Most tenants cooperate once they meet a real person and see proof of ownership — they want to know their rent is going to the right place too. If a key can’t be provided, we arrange a lock change and give the tenant a new key. If a tenant refuses to cooperate or stops paying, our paralegals handle it under the Legal Guarantee.
How do you find out the real rent?
We ask the tenant to show proof of their most recent rent payment before we mention any amount. Your SIREG statement shows what SIREG paid you; many owners have never seen what the tenant pays. We record the verified amount in your ledger.
Do you deal with the condo corporation or condo fees?
No. We manage your unit and your tenancy; we don’t manage condo corporations or sit on condo boards. You continue paying condo fees, property tax and insurance as the owner. We’ll pass along anything the tenant tells us about the building.
Will you do repairs without asking me?
No work is done without your approval — we get quotes and you decide. The one exception is optional: you can pre-approve a small emergency amount so we can stop, say, a middle-of-the-night water leak if we can’t reach you.
My units are in North Bay / Sarnia / Listowel — do you cover it?
Yes. We manage across Ontario, including Windsor, London, Sarnia, Woodstock, Kitchener, Waterloo, Hamilton, Welland and North Bay, and smaller towns in between. See all locations.
How and when do I get paid?
Rent is collected through our system, matched to your ledger with proof of each payment, our fee is deducted, and the balance is sent to you — typically within the first few business days of the month — with a monthly statement in your owner portal.
