Next week is Action Week for affected Ontario landlords: property visits, tenant introductions and rent management. Complete your onboarding this weekend at landlordezy.ca/sireg/onboard.

Ontario Landlord Help is moving from preparation into coordinated field action for SIREG and Simple Investor rental properties across Ontario.

Over the past several days, our team has been organizing owner files, reviewing transition documents, preparing welcome and tenant-introduction letters, setting up property-management records and working directly with owners who have chosen OLH to manage their units.

For many participating owners, termination documents have been received or are under final review. Each file must still be checked individually before our team can act.

We have also begun receiving and processing rent for units that OLH is authorized to manage. To date, tens of thousands of dollars in rent have been processed, with matched funds paid to participating landlords as they are processed.

When a tenant payment is received for an actively managed unit, our normal process is to initiate the owner’s payout the same business day, subject to payment clearing, banking hours and the receiving bank’s processing time.

Beginning Monday, October 5, our priority is to move every ready file forward as quickly and carefully as possible.

What Action Week means

Action Week is a coordinated effort to take owners from intake and document review into active property management where all required steps are complete.

Our team will focus on seven priorities:

  1. Complete a file-by-file readiness review. We will confirm the owner, property and unit information, review the OLH management agreement and onboarding status, identify missing documents and confirm the current transition stage.
  2. Confirm authority before acting. Before OLH contacts tenants, attends a property as the new manager, collects rent or provides new payment instructions, we must confirm that the previous management authority has ended and the required evidence is in the file.
  3. Organize properties by city and visit priority. Cleared properties will be grouped into practical routes across Ontario. The team will prioritize files based on readiness, urgency, location, tenant communication needs and available access.
  4. Coordinate property visits and tenant meetings. For cleared and scheduled properties, OLH representatives will attend the property, introduce the new management team, deliver the appropriate welcome information and explain how tenants can communicate with us.
  5. Open direct communication with tenants. Tenants will receive unit-specific information after OLH has confirmed authority for their property. Our goal is to reduce confusion, answer practical management questions and establish a respectful working relationship among the tenant, owner and management team.
  6. Set up rent collection and owner reporting. For units placed under active OLH management, we will organize the rent ledger, confirm the approved payment process, record incoming payments, provide portal visibility and initiate the owner’s payout as the payment is processed.
  7. Give owners clear progress updates. Owners should receive an update based on the actual stage of their file: what we have received, what has been confirmed, what remains outstanding, who is handling the next step and whether the property is ready to be considered for a visit.

Our plan for October 5–9

Monday: file clearance and route planning

We will begin the week by reconciling active owner files against signed management agreements, payments, property details and transition documents.

The team will identify missing information, finalize the city and priority list and determine which properties are ready to move into field scheduling.

Owners whose files are incomplete will be told exactly what is needed. A registration, uploaded document or conversation with our team does not by itself mean that management has started.

Throughout the week: visits, introductions and management setup

As files are cleared, our team will coordinate property access and visits. The exact timing will depend on the property’s location, completion of the required documents, confirmed authority, tenant-notice requirements, access and route availability.

At scheduled properties, the team may:

  • Deliver the approved welcome and management-introduction letter
  • Meet tenants and confirm the correct communication channel
  • Collect or confirm available lease, payment and contact information
  • Document urgent property or maintenance concerns
  • Establish the property in the OLH management and owner-portal system
  • Explain the next steps to the owner and tenant

We will continue reviewing newly completed onboarding files throughout the week. Owners who complete their requirements sooner can be reviewed sooner, but no visit date is guaranteed until our team confirms it directly.

What affected owners should do this weekend

If you want OLH to review your rental property for management and possible inclusion in Action Week scheduling, complete the onboarding process as soon as possible:

Complete Property Management Onboarding

Please provide as much accurate information as you currently have, including:

  • The legal owner’s name and correct property address
  • Every unit you want OLH to review
  • Your current or former property-management agreement
  • Transition or termination documents and proof of delivery
  • Available leases and tenant contact information
  • Rent, deposit and payment records
  • Known maintenance, vacancy or access concerns
  • The best way for our team to reach you quickly

If something is missing, do not submit the same information repeatedly. Tell our team what you have already provided so we can inspect the file and identify the specific outstanding item.

What tenants should expect

Tenants deserve clear, verified and unit-specific information.

A social-media post, general announcement or message intended for another building is not a direction to change how rent is paid.

If OLH is authorized to manage your unit, you will receive verified written information for your specific property. It will explain:

  • Who is managing the unit
  • How to contact the management team
  • How maintenance requests will be handled
  • Whether any payment instructions have changed

Until that happens, tenants should continue following their existing lawful arrangements.

Never send rent, identification, banking information, entry codes or lease documents in response to an unverified public post or private message.

Owners and tenants who want to register their unit privately so a possible connection can be reviewed may use the OLH Owner & Tenant Connection Centre. Contact information will only be shared when both people independently agree to connect.

What onboarding does and does not do

Starting onboarding allows OLH to collect and review the information needed to consider managing a property.

Starting onboarding does not automatically:

  • Terminate an existing management agreement
  • Prove that a termination notice was properly completed or delivered
  • Authorize OLH to enter a property or contact a tenant
  • Change a tenant’s rent or payment instructions
  • Guarantee a property visit during Action Week

Each owner remains responsible for decisions concerning an existing agreement and should obtain advice appropriate to their documents and circumstances. Legal services, where required, are provided separately by the appropriate legal professional.

Our goal for Action Week

Our goal is straightforward: organize every participating property, confirm the authority for every action, give each owner a clear status, meet tenants at ready properties and establish dependable communication and rent-management systems.

This work must happen one property and one unit at a time. Moving quickly matters, but accuracy, privacy and verified authority matter just as much.

Frequently asked questions

Does completing onboarding guarantee that OLH will visit my property next week?

No. Onboarding begins the file-review process. A visit depends on completed management steps, confirmed authority, required transition documents, access, tenant-notice requirements, location and scheduling. Our team will confirm a visit directly when the property is ready.

I already registered or uploaded documents. Has management started?

Not necessarily. Registration, document upload, agreement signature, management payment and transition clearance are separate stages. The team must verify the stage of your actual file before confirming that management has started.

Should my tenant change where rent is paid now?

Only after the tenant receives verified written instructions for that specific unit. General posts and updates do not change an existing payment arrangement.

What happens if information is missing from my file?

Our team will identify the missing item and tell you the next step. Accurate owner, property, unit, agreement, transition and tenant information helps us move the file forward efficiently.

Can owners still begin onboarding during Action Week?

Yes. OLH will continue reviewing new files as they are completed. Files are assessed individually, and starting later in the week may affect whether a property can be placed on that week’s route.

Is the private Owner & Tenant Connection Centre the same as property-management onboarding?

No. The Connection Centre helps legitimate owners and tenants identify a possible unit connection privately. Property-management onboarding is the separate process through which an owner asks OLH to review the property for management.
