Refer the Management. Keep the Client. Get the Listing Back.

Your investor buyer closes Friday and asks who’ll manage it. Your seller keeps the old house as a rental. Send them to OLH — we run the tenancy, they stay your client, and when they sell, the listing comes back to you. In writing.

The Awkward Question

“So Who’s Going to Manage It?”

Every Realtor who sells investment property hits this moment. There are only three answers, and two of them cost you.

😬

“I’ll manage it for you”

Now you’re fielding maintenance calls on a Sunday and learning N4 rules on the fly — for a fraction of what an hour of your time is actually worth, and carrying real RTA liability if you get it wrong.

🤷

“Try googling someone”

They hire a manager who’s also a brokerage, that company services the relationship for the next eight years, and the listing you earned quietly becomes theirs.

The Only Promise That Matters

We Will Not Take Your Client

We know exactly why Realtors hesitate: hand a client to a brokerage-owned property manager and you may never see that listing again. So we put it in writing — the referring Realtor keeps the sale side of every referred client. When the owner sells, we hand the file back to you.

Written Referral Agreement

Signed before the first referral. It names you as the client’s Realtor of record for future sales and purchases — not a handshake, a document.

We Hand the Listing Back

When a managed owner decides to sell, we tell them to call you, and we tell you they’re thinking about it — often before they’ve called anyone else.

You Stay in the Loop

Your client’s tenancy is stable and documented, and you get a reason to check in each year with something useful: what their rental is now worth.

Who to Send Us

The Five Clients Worth Referring Today

🔑

The Investor Buyer

Closing on a rental and quietly wondering how they’ll find and screen a tenant. We can have it on the MLS® and REALTOR.ca within days of closing.

📦

The Accidental Landlord

Moving, keeping the old house, and about to become a landlord with no idea what the RTA requires. The highest-risk client you have.

✈️

The Out-of-Town Owner

Relocating out of province or overseas but keeping the property. Non-resident owners need NR4/NR6 handling most managers can’t do.

🏚️

The Inherited Tenancy

They bought or inherited a property with a tenant already in it — possibly with no signed lease, no deposit record, and no screening ever done.

🚨

The One in Trouble

A client whose tenant stopped paying months ago. Our licensed paralegals take the LTB matter over — zero representation fees on the Legal Guarantee.

🏢

The Small Portfolio

Duplexes, triplexes, or a handful of doors they’re managing badly by themselves and complaining about every time you talk.

Why Your Client Will Thank You

You’re Not Just Offloading Them

A referral only helps you if the client comes back happy. Ours get flat-rate management that never takes a percentage of their rent, licensed Ontario paralegals who represent them at the LTB with no representation fees on the Legal Guarantee, Equifax screening on every applicant against 84,000+ LTB orders, and a live owner portal so they can see everything as it happens.

We’re licensed Realtors and licensed paralegals running software we built ourselves — the only Ontario property management company that is also a real estate firm with its own platform. Your client is not being handed to a call centre.

3️⃣

They’re Managed, You’re Credited

Their tenancy is handled properly, you stay their Realtor, and when they buy again or sell, the transaction is yours.

Realtor Referral — Frequently Asked Questions

Will you take my client?
No — and it’s in the written agreement. The sale side of every client you refer stays yours. When your client decides to sell, we point them back to you. A property manager who poaches referrals gets exactly one referral; we’d rather have your next twenty.
How is referral compensation handled?
Referral arrangements between licensed registrants have to comply with RECO and TRESA requirements and typically run brokerage-to-brokerage. We’ll walk through the structure on the setup call and put whatever we agree in writing before your first referral.
What if my brokerage already offers property management?
Then use them. Where we usually help is the file nobody wants — a tenant who stopped paying, an out-of-province owner, or a client outside your brokerage’s service area. Refer only what makes sense.
Do you cover my market?
We manage across Ontario — Windsor and London through the GTA, Ottawa, and the North, with virtual onboarding province-wide. See all locations.
Can you help a client who is already in an LTB mess?
Yes, that’s the referral we most want. Licensed paralegals review whatever notices were already served — wrong dates and amounts are the most common reason cases are dismissed — and take the matter over. See eviction help.
What happens to the leasing commission?
If you’d rather lease the unit yourself and refer only the ongoing management, that works too. Tell us on the setup call and we’ll structure it that way — it’s your client and your call.
