Own an Ontario Rental From Anywhere — Without Flying Back for a Hearing

You can’t drive over when the furnace quits. You can’t sit in a Landlord and Tenant Board hearing from another time zone. And most non-resident owners find out about the CRA 25% withholding rule after they’ve already gotten it wrong. OLH is your licensed Ontario team on the ground — with a 24/7 owner portal so distance stops mattering.

What Distance Is Costing You Right Now

Every Month of Delay Is Priced in Rent You Never Collect

Ontario doesn’t slow down because you’re six time zones away. The clock on arrears, repairs, and CRA remittances runs whether you can see the property or not.

Arrears You Find Out About Late

A tenant who stops paying in January and isn’t served until April has already cost you three months of rent — plus the 60 to 90 days a non-payment eviction typically takes once it reaches the LTB.

🔧

Small Repairs That Become Claims

A dripping supply line is a $180 fix in week one and a ceiling in week six. With nobody local to look, you’re paying insurance-deductible prices for plumbing problems.

🧾

The 25% Withholding Trap

Rent paid to a non-resident owner is subject to CRA withholding on gross rent, remitted monthly. Owners who never set this up correctly find out at tax time — with interest attached.

🕳️

Vacancy You Can’t Fill Remotely

You can’t show a unit from abroad, and screening strangers over email is how bad tenancies start. Typical OLH placement is 7–14 days, fully screened.

Problem One — Distance

A Live Owner Portal, Open at 3 a.m. in Your Time Zone

The reason remote ownership feels like guessing is that most managers report by email, once a month, when they get to it. OLH runs everything on LandlordEzy — the property management software we built and own. You don’t wait for an update; you log in and look.

Rent posts to a live ledger the day it lands. Maintenance comes with photo and video verification, so “the work is done” is something you can see rather than something you’re told. Leases are signed digitally on the Ontario Standard Lease, so a signature never depends on a courier or a country.

What you can check from anywhere, 24/7

  • Live rent ledger — what was owed, what was paid, what’s outstanding
  • Owner statements and monthly financials on demand
  • Maintenance requests with photo & video verification of the work
  • Digital Ontario Standard Lease e-signing — no courier, no notary run
  • Equifax tenant screening results on every applicant
  • Equifax rent reporting — on-time rent builds your tenant’s credit
  • Ask Ezy AI assistant for instant answers on your file
  • 84,000+ LTB order database searched before anyone gets keys
Problem Two — You Cannot Attend the Hearing

A Licensed Paralegal Stands Up for You. You Stay Where You Are.

This is the part that panics non-resident owners: a tenant stops paying, and the process that gets your property back happens in a room you physically cannot reach. On the Legal Guarantee plan, you never have to.

Representation at ALL LTB Hearings

A licensed Ontario paralegal appears on your behalf at every Landlord and Tenant Board hearing, with zero representation fees on the Legal Guarantee plan. No flights, no time off, no appearing by video at 4 a.m.

Notices Prepared Correctly, First Time

Most self-managed evictions fail on a defective notice, not on the facts. Notices, applications and filings are prepared and served by the same team that will argue the file.

Realistic Timelines, Stated Up Front

A typical non-payment eviction runs 60–90 days depending on LTB scheduling. Government disbursements such as the $186 LTB filing fee are extra, and a $150 file review applies if an eviction is already in progress.

Problem Three — The CRA Side

NR4 and NR6, Coordinated by Your Ontario Manager

General information, not tax advice — the specifics of your situation belong with your accountant, and we’ll work alongside them.

📤

25% Withholding on Gross Rent

A non-resident landlord’s agent in Canada is required to withhold 25% of GROSS rent and remit it to the CRA monthly. Gross, not net — which is why owners who budget on their net cash flow get caught short.

📝

NR6 — Withhold on Net Instead

Filing an NR6 allows the withholding to be calculated on net rental income rather than gross. For an owner carrying a mortgage, property tax and management costs, that difference is significant.

📄

NR4 — The Annual Slip

An NR4 slip reporting the rent and the tax withheld is issued annually. NR4 and NR6 filings are available on request on the Full-Service and Legal Guarantee plans.

How this works in practice: OLH coordinates the filings and keeps the records your accountant needs — every rent receipt, statement and expense already sits in your owner portal, exportable whenever your accountant asks. We are licensed Realtors and licensed Ontario paralegals, not tax advisors, so please confirm the details of your own filing position with your accountant. Bring them to the intro call if that’s easier.

Pricing You Can Actually Forecast

Percentage-based management quietly takes a raise every time your rent goes up. OLH charges a flat monthly fee per property, so a non-resident owner can budget the whole year in one line.

One Team, Not Three Vendors

You’re Trusting Someone You’ve Never Met. Make It One Accountable Company.

The usual remote-ownership setup is a manager, a separate paralegal, a separate leasing agent, and a software subscription nobody owns — and when something goes wrong at 2 a.m. your time, each one points at the other.

OLH is all of it: the brokerage that lists the unit, the paralegal who argues the hearing, and the software company that built the portal you’re watching it all through. One file, one team, one number to call.

Non-Resident Landlords — Frequently Asked Questions

Can I own and rent out an Ontario property while living outside Canada?
Yes. Non-residents can own and rent Ontario property. What changes is the compliance and the logistics: rent paid to a non-resident owner is subject to CRA non-resident withholding, and you can’t realistically run showings, maintenance or a Landlord and Tenant Board hearing from another country. OLH acts as your Ontario-based manager and represents you locally, with a 24/7 owner portal so you can see rent, statements and maintenance from any time zone. See what management covers →
Who attends the LTB hearing if I live abroad?
On the Legal Guarantee plan at $199/mo, a licensed Ontario paralegal represents you at all Landlord and Tenant Board hearings with zero representation fees. You don’t fly back and you don’t appear. Government disbursements such as the $186 LTB filing fee are extra, and there’s a $150 file review if an eviction is already in progress. A typical non-payment eviction runs 60–90 days depending on LTB scheduling.
What is the 25% non-resident withholding tax, and can OLH handle NR4 and NR6?
As general information: a non-resident landlord’s agent in Canada is required to withhold 25% of gross rent and remit it to the CRA monthly. Filing an NR6 lets the withholding be calculated on net rental income instead of gross, and an NR4 slip is issued annually. NR4 and NR6 filings are available on request on the Full-Service and Legal Guarantee plans — OLH coordinates them and keeps the records your accountant needs. We’re not tax advisors, so please confirm the specifics with your accountant.
How do I know the maintenance I’m paying for was actually done?
Every maintenance job is logged in your owner portal with photo and video verification, alongside the invoice. You’re not taking anyone’s word for it from 8,000 km away — you look at the picture. More on the software →
What does it cost, and is it a percentage of my rent?
Never a percentage. Flat monthly fees per property: Full-Service $139/mo, Legal Guarantee $199/mo. Additional units on the same property are added at a reduced rate; four or more units, or a whole building, are custom-quoted individually. Book a call for your exact number, or see full pricing →
Can you fill the vacancy for me if I’m overseas?
Yes — that’s the whole point. DIY placement starts at a $549 flat fee, or a licensed Realtor handles the full placement for one month’s rent. Management clients can add a REALTOR.ca listing for $29/mo, with one active listing at a time and unlimited turnovers. Typical placement is 7–14 days, and every applicant is Equifax-screened and run against our 84,000+ LTB order database. Tenant placement →
I’m in another province, not another country. Does this still apply?
The CRA withholding rules are specific to non-residents of Canada, so an out-of-province Canadian owner generally isn’t affected by those — confirm with your accountant. Everything else applies exactly the same: you still can’t attend a Toronto or Windsor hearing from Calgary, and you still need eyes on the property. Ontario coverage is province-wide.
