What services does OLH provide?
Full-service landlord support: tenant placement, rent collection, maintenance coordination, legal compliance, and LTB representation — delivered by licensed paralegals and Realtors® across Ontario.
Do you manage properties outside Windsor?
Yes — all of Ontario. We have dedicated coverage in Toronto, Mississauga, Brampton, Ottawa, London, Kitchener and beyond, with onboarding and consultations handled virtually province-wide.
How much does Ontario property management cost?
Flat monthly plans with no hidden fees: Essential is $34.99/month, Full-Service is $139/month, and the Property Management Legal Guarantee is $199/month per property. Multi-unit buildings are priced per unit from $99 down to $59 as they grow.
Are your property managers licensed?
Yes. Every OLH property manager is a licensed paralegal — so legal compliance and LTB strategy are built into everyday management, not outsourced.
Do you coordinate maintenance and repairs?
Yes — Full-Service and Legal Guarantee plans include maintenance coordination, contractor vetting, scheduling, and payment management, with photo/video verification of completed work.
What does tenant screening include?
Full Equifax credit report, income and employment verification, government ID validation, previous-landlord references, and an LTB order search — all through LandlordEzy™ before any lease is signed.
💳 Rent Guarantee
What is the Rent Guarantee Program?
For $1,250/year per property, OLH guarantees up to 3 months of rent coverage (rents up to $3,000/month) and provides full paralegal enforcement if your tenant stops paying.
How does the Rent Guarantee work?
If a tenant defaults, we issue the N4 immediately, file the L1 at the LTB, and enforce — while covering up to 3 months of rent per the program terms. Arrears are reported to Equifax.
Who qualifies?
Landlords on any OLH management plan whose tenants are screened through LandlordEzy™. Rents over $3,000/month are covered by custom quote.
Are legal fees included?
Yes — for Legal Guarantee clients all filings, hearings, and enforcement are included at no additional cost. Other clients may use OLH paralegals at preferred rates. Government disbursements (e.g. the $186 LTB fee) are extra.
⚖️ Legal Guarantee & LTB
What is the Legal Guarantee?
Complete LTB protection built into the $199/month plan — all notices, applications, filings, hearings, and enforcement handled by licensed paralegals with zero representation fees.
Which forms and applications are covered?
Notices N1–N13 and applications L1, L2, L3, L4, L5 and L9 — prepared, served, and filed. AGI applications (L5) are handled where the numbers justify it.
Is there an extra charge for hearings?
No. OLH attends and argues your case before the LTB. Government disbursements are the only additional cost, and a $150 file review applies if an eviction is already in progress.
How do you enforce an eviction order?
After a final LTB order we coordinate with the Sheriff's office for enforcement, and report judgments and arrears to Equifax to support long-term recovery.

How does OLH find tenants?
Your rental is listed on REALTOR.ca and the MLS® through our licensed brokerage, syndicated to 10,000+ sites, with showings and full screening handled for you.
Do you offer flat-fee listings?
Yes. The DIY Essential MLS® Listing is a $549 flat fee (12-month term) and includes lease preparation and a 3-month Legal Guarantee. A $749 Premium tier adds a full 12-month Legal Guarantee.
Is there a placement guarantee?
Full-Service Realtor placement (one month's rent) includes a 12-Month Placement Guarantee — if the tenant breaks the lease early, we re-lease at no additional commission.

How do landlords receive rent?
Rent is collected electronically and paid to you by monthly direct deposit, with owner statements available anytime through the LandlordEzy™ portal.
Are there setup or onboarding fees?
No. There are no setup, onboarding, or technology fees on any OLH plan.
