We identify qualified contractors, confirm availability, coordinate site visits, and check licensing, insurance, experience and references — selecting the right trade for each part of the work.

Quotations, Managed

We don't just forward prices. We make sure trades quote a comparable scope, review every quote for missing work, exclusions and taxes, compare them side by side, and recommend the most suitable contractor — not always the cheapest.

Budget & Your Approval

You receive an itemized budget — labour, materials, permits, disposal, contingency and HST — with our recommendation. No non-emergency work proceeds beyond the approved limit without your sign-off, and approvals are documented.

Scheduling & Tenant Coordination

We sequence the trades, arrange access, and — where units are occupied — handle lawful tenant notice, service-interruption warnings, and scheduling, keeping disruption to a minimum.

Supervision & Progress Reports

We monitor attendance, workmanship and progress with site visits and photo review, confirm the right materials are used, and keep you updated with status, photos and videos — surfacing any decision you need to make.

Changes & Cost Control

Hidden conditions are documented and quoted as change orders for your approval before proceeding. Spending is tracked against the budget throughout, invoices are reviewed line by line, and contractors are paid only for work inspected and found satisfactory.

Quality, Closeout & Warranty

Before sign-off we prepare a deficiency list and hold final approval until it's cleared. At completion you get a final reconciliation of budget vs. actual, collected warranties and records, and follow-up on any warranty issues afterward.

How is this different from your renovation and maintenance services?
This service is about running a project end to end — capital work and complex, multi-trade jobs, especially on occupied buildings: scope, quote comparison, budget and change-order control, scheduling, supervision and closeout. A single unit’s physical renovation is our multifamily renovation service, and ongoing building upkeep is our apartment building maintenance service. Many jobs use more than one.
What kinds of projects do you manage?
Everything from a single repair to a full unit renovation, capital improvements, and emergency restoration — floor levelling and structural repairs, kitchens and baths, flooring, drywall, paint, plumbing, electrical, HVAC, roofing, restoration, appliances, doors and hardware. Large and small jobs are managed the same way.
What does the project management service actually cover?
The whole project: initial inspection, scope of work, sourcing and vetting trades, managing quotations, budgeting, owner approval, work orders, scheduling, tenant communication, on-site supervision, progress reporting, change orders, cost control, invoice review, contractor payments, quality control and deficiencies, closeout, a final financial reconciliation, and warranty follow-up.
Do you handle permits and lodging-house licensing?
Yes — building, electrical (ESA) and plumbing permits, engineering or inspections where required, fire-safety, rooming-house and lodging-house licensing, and city permits such as street-parking permits for the crew.
How is a project priced?
Every project is quoted individually based on its scope and size — there is no fixed rate. You approve an itemized budget before non-emergency work begins, and you receive a final reconciliation of budget against actual costs at completion. Materials are coordinated on your behalf and billed at cost.
Who does the work, and do you just forward me their price?
Licensed, insured trades do the work under OLH's coordination. We don't simply pass along a price — we ensure trades quote a comparable scope, review each quote for missing work, exclusions and taxes, and recommend the most suitable contractor, which is not always the lowest-priced.
What if hidden damage turns up once work starts?
A quote reflects the conditions visible at inspection. If work uncovers concealed issues — structural, plumbing, electrical, moisture, rot or pests — we stop, document it, obtain a change order, and get your written approval before proceeding, except where emergency action is needed to protect people or the property.
Do you handle emergencies?
Yes. We prioritize protecting people and the property — immediate attendance, stopping active leaks or further damage, coordinating emergency plumbing, electrical, HVAC, roofing, restoration or security work, documenting conditions, and preparing follow-up quotes for permanent repairs, with insurance documentation where applicable.
