The big picture

In Ontario, ending or enforcing a tenancy almost always starts with serving the tenant the correct notice form (the "N" forms). If the tenant doesn't comply or move out, you apply to the Landlord and Tenant Board (LTB) using the matching application form, and a hearing is scheduled.

You cannot evict a tenant yourself — only the LTB can order an eviction, enforced by the Sheriff.

The common notices

  • N4 — non-payment of rent
  • N5 — damage, interference, or too many people
  • N6 / N7 — illegal act or serious safety issue
  • N8 — persistent late payment
  • N12 — landlord/buyer/family wants the unit
  • N13 — demolition, conversion, or major repairs
