When to use it
An N5 covers undue damage, substantially interfering with others' reasonable enjoyment, or too many people in the unit.
The "void" period
A first N5 gives the tenant 7 days to correct the problem (stop the behaviour or repair/pay for damage). If they fix it in time, the notice is void. A second N5 within six months does not give a chance to correct.
