One credit each, from your own base fee
The credit is 40% of one full month of your own base recurring property-management fee — the fee for your first unit plus each additional unit. The owner you refer earns the same, calculated from their own base fee. It is applied once, as a credit on a monthly invoice.
It does not reduce rent, and it does not apply to anything else on an invoice: optional condo-fee handling, leasing or placement, maintenance or project management, legal fees, disbursements and third-party charges are not part of it. It is calculated from the base fee before HST; the tax treatment on the invoice follows the approved accounting treatment.
For example: an owner whose base management fee is $200 a month would earn a credit of $80, once. An owner whose base fee is $300 a month would earn $120, once. These amounts are examples only — your credit is calculated from your own base fee.
Three steps
- Share your code or link. A SIREG or Simple Investor owner who is an OLH property-management client, or who has started onboarding, has a personal referral code and a public sign-up link that carries it.
- They enter it before signing. The owner you refer must be new to OLH property management, enter your code when they begin onboarding, and sign their management agreement before Monday, October 5, 2026 at 9:41 AM Eastern.
- You each earn the credit. Once they have stayed an active client and paid their first three full monthly invoices, each of you receives the credit on your fourth full monthly invoice. A referrer who is already past their fourth invoice receives it on their next monthly invoice after the referral qualifies.
You can refer more than one owner
Each owner you refer who qualifies earns you one credit. Only one credit goes on a monthly invoice, so if you have earned more than one, the next credit is carried to your next monthly invoice, and so on. Each referred owner earns one credit of their own, and an owner can have only one referrer.

I’m a SIREG or Simple Investor owner, new to OLH
- Were you referred? Enter your friend’s code when you begin onboarding, before you sign. It cannot be added after the agreement is signed.
- Want to refer friends yourself? Once you have signed your own agreement, your code and link are on the page you land on — look for “See my referral code” — and on your private OLH page from then on. You sign before the same deadline.
- Registering in the free owner registry is not onboarding and is not a referral.
Full terms
- Signing deadline: the referred owner enters the code during onboarding, before signing, and completes and signs the OLH property-management agreement before Monday, October 5, 2026 at 9:41 AM Eastern. The offer ends at that time. A referrer who is still onboarding signs before the same deadline; a referrer who is already an active OLH management client does not sign again.
- Three fully paid monthly invoices: the referred owner stays an active client and pays their first three full monthly management invoices. The payment made at signing and any part month do not count.
- One-time credit, active and current: 40% of your own base monthly management fee, once, on your fourth full monthly invoice (a referrer already past it: their next monthly invoice after the referral qualifies). You must still be an active client with payments up to date when it is applied.
- Base fee only: the credit is calculated from the base recurring property-management fee before HST. Optional condo-fee handling, leasing or placement, maintenance or project management, legal fees, disbursements, third-party charges and every other charge are not part of that calculation. The tax treatment on the invoice follows the approved accounting treatment.
- More than one referral: each owner you refer who qualifies earns you one credit. One credit per monthly invoice; a further earned credit is carried to the next one.
- No cash value. No refund, payout or transfer.
- New management clients only. Registering in the free owner registry is not a referral. You cannot refer yourself, and an owner can have only one referrer.
Questions owners ask
Is this 40% off my rent or my whole bill?
No. It is a one-time credit of 40% of one full month of your own base recurring property-management fee. It is not a discount on rent, and it does not apply to any other charge on your invoice.
Who gets the credit?
Both of you. The owner who refers and the owner who was referred can each earn one credit, each calculated from their own base management fee.
When is it applied?
After the referred owner has stayed an active client and paid their first three full monthly management invoices. Each credit goes on that owner’s fourth full monthly invoice — or, for a referrer already past it, on their next monthly invoice after the referral qualifies.

No. If you are a SIREG or Simple Investor owner who is an OLH client or already onboarding, your code is on your own private OLH page. If you are new, your code is on the page you land on once you have signed your agreement.
