What screening covers
From the Screening hub you send an applicant a single secure link that collects everything you need: identity, employment & income, prior addresses, references, optional guarantor / co-signer details, and consent for an Equifax credit & background check. It comes back as one combined report.
Add-ons & who pays
Turn on the add-ons you want for each request — credit check, reference checks, a guarantor, or document requests (pay stubs, ID, bank statements). You can run it on your own dime, or use Tenant-Pays so the applicant covers the credit-check fee at checkout.
Verified income & affordability
When the applicant uploads pay stubs or a bank statement, the report adds a Verified Income & Affordability section — AI reads the documents, estimates monthly income and shows the rent-to-income ratio so you can judge affordability at a glance. Always sense-check it against the source documents.
Review & decide
Open the report to see the credit score and history, the income/affordability read, documents, references and any flags together. Missing or requested documents are badged so you know what's still outstanding before you decide.
