L1: Application to Evict a Tenant for Non-Payment of Rent and Collect Rent Owing
The LTB application that follows an expired N4. It asks the Board to evict the tenant and order payment of everything owed.
How the L1 Works
- Prerequisite: a properly served N4 whose termination date has passed without full payment.
- File the day after the N4 termination date — every day of delay is a day of lost rent.
- Filing package: completed L1, copy of the N4, Certificate of Service, and the $186 LTB filing fee.
- The order can include all arrears to hearing date, filing-fee reimbursement, and daily compensation.

- Completed L1 application form
- Copy of the N4 notice served on the tenant
- Certificate of Service showing how and when the notice was served
- $186 LTB filing fee (plus taxes where applicable)
- Supporting evidence: ledger, photos, communications, inspection reports
