N11: Agreement to End the Tenancy
A mutual agreement between landlord and tenant to end the tenancy on an agreed date. Often the fastest, cleanest resolution when both sides want out.
How the N11 Works
- Both parties must sign voluntarily — an N11 signed at lease signing as a condition of renting is generally unenforceable.
- Any move-out date both parties agree on is valid.
- If the tenant doesn't move out by the agreed date, file an L3 application (no hearing required in most cases).
- Useful in negotiated cash-for-keys or settlement situations — get the terms in writing.

Approved Methods of Service
Invalid service is one of the most common reasons notices fail at the LTB. Approved methods:

Not valid: taping to the door, leaving with a neighbour, posting in the building, text message, or voicemail. Always complete a Certificate of Service the day you serve.
