The Ontario N6 Notice, Explained: Illegal Act
The N6 is served when a tenant, their guest, or another occupant commits an illegal act or carries on an illegal business in the rental unit or complex — or, in some subsidized housing, misrepresents their income. Because the ground is serious, an illegal-act N6 does not give the tenant a chance to correct.

Notice period
For an illegal act, the termination date is at least 10 days after service.
Can the tenant cancel it?
There is no correction period for an illegal-act N6 — the tenant cannot void it by changing their behaviour. They can still dispute the allegations at the LTB hearing.

When to Use the N6
The N6 is the right notice when an illegal act was committed at the rental property. Typical situations:
Drug production or trafficking, or another illegal act, in the unit or building.
An illegal business is being run out of the rental unit.
The conduct is serious enough to justify ending the tenancy without a correction period.
How the N6 Process Works

Police reports, charges, witness statements, or other solid evidence. An N6 is a serious allegation and adjudicators expect it to be supported.
Serve the N6
Set a termination date at least 10 days after service and describe the illegal act specifically. There is no correction window.
File the L2 application
File with the LTB to end the tenancy. Because of the severity, these applications are treated seriously by the Board.
Attend the hearing with evidence
