L4: Application to End a Tenancy — Tenant Failed to Meet Settlement Conditions
Used when a tenant breaches a mediated settlement or conditional LTB order — it fast-tracks eviction without a new full hearing.
How the L4 Works
- Prerequisite: an existing LTB order or mediated settlement with conditions the tenant has breached.
- Must be filed within 30 days of the breach.
- Usually decided ex parte (without a hearing) — one of the fastest paths to an eviction order.
- Precise documentation of the breach (dates, amounts, communications) is critical.
Fixed-Fee Help — No Hourly Billing
OLH handles the L4 on transparent fixed-fee rates (quoted in your free consultation, plus taxes and disbursements). Legal Guarantee clients pay nothing extra — every notice, filing, and LTB hearing is included at $199/month.
Filing Checklist
- Completed L4 application form
- Certificate of Service showing how and when the notice was served
- $186 LTB filing fee (plus taxes where applicable)
- Supporting evidence: ledger, photos, communications, inspection reports
